What is a Systems Built Home?
A
systems built home is 90% built in a factory and shipped to your site and

placed on a permanent foundation. Once the home is placed and attached to the foundation it is treated the same as a site built home both legally and finacially by mortgage companies. Even though up to 60% of site built homes are already built in a factory (all windows, doors, cabinets, trusses, wall panels, HVAC systems, etc... are built in factories), the systems built approach takes it to the next logical level and assembles those items in a factory. Here are the benefits of a systems built home and the reason why the majority of homes built in Europe and Japan (because in those countries the average family lives in a home over 75 years and needs a higher quality home) are built this way:
- The home is built in a weather free environment where there is no rain or cold to affect construction quality, a place where every day is 68 degrees.
- All wood is kept out of the weather and is cut by computer driven saws so they are exactly the lengths and angles needed.
- All walls are constructed on raised tables that are perfectly flat, so the walls are perfectly straight. Compare that to a site built wall which are typically like a roller coaster.
- Drywall is glued onto walls and all penetrations are sealed for a much stiffer and energy efficient wall. For a Solar Village Home, Icynene insulation is installed in the factory to insure that it is done correctly and the wall is completely sealed.
- There is near zero waste in a factory as all extra materials are either recycled our used on the next home, as waste is lost profits. A site built home has an unbelievable amount of waste.
- The home takes 10-14 days to be built in the factory, meaning all walls, insulation, finished drywall*, interior paint*, exterior siding*, roof and shingles*, plumbing*, electrical*, HVAC*, cabinets, countertops, lighting and plumbing fixtures*, tile*, trim*, doors, windows are in place so you can go from home order to living in your new home in as soon as 2 months. This shows you first hand how much more efficient systems built construction is compared to onsite built which can take up to 12 months on some homes. (* these items will require some onsite work)
- This is the ideal job for a construction worker since they get to come to the same place everyday, work out of the weather, and get good benefits. Therefore the factory gets to put together a top notch team that understands quality, unlike the high turnover associated with most onsite sub-contractors.
